The subject property is improved with a single-story, single-tenant commercial/retail building, with a net rentable area of approximately 68,940 square feet. There is no basement present beneath the existing structure. The exisitng improvements were constructed in 1960 and were fully renovated in 1986 including the removal and replacement of all interior finishes.

The existing building is located in the western portion of the property. Areas of the Subject Property surrounding the existing building include the following: asphalt-paved surface parking, located along the north, east and south sides of the building; concrete walkways, located throughout the Subject Property; and landscaping the parking area on the east side of the building.
